and "Regular Real Estate Agents"?

That question has been asked many times by home buyers who think that if we work with buyers only, we must be different. We're not different. We are regular, licensed real estate agents with special training and experience representing buyers. We are buyer's agents. We do not list properties for sell. We never represent sellers. There is no possibility that one of our agents will show you a home listed for sale by our company because we have no listings. We will show you any home on the market no matter who the listing company is. Listing companies will try to sell you one of their listings since that doubles their commission.

WE WILL ADVISE YOU OF DEFECTS IN A HOUSE

We will advise you immediately if we find a defect in a house in which you show an interest. We owe you a duty of disclosure. Listing companies owe a duty of disclosure to the seller.

WE WILL KEEP YOUR FINANCIAL AND OTHER INFORMATION CONFIDENTIAL

We will not disclose any information about your finances, need to buy, timetable, special needs or anything else that would compromise your negotiation position. Listing agents have a duty to tell the seller anything you disclose to them, even in confidence.

WE HAVE A FIDUCIARY TO YOU, OUR BUYER

Everything that we do will always be in your interest and on your behalf.

WE'LL LOOK FOR THE BEST LOAN FOR YOU.

We have no affiliation with any lender, title company or any other service necessary to your home purchase. We will recommend vendors with whom we've had good experiences, but there is no affiliation and we receive no compensation from our referrals. Some large companies will try to steer you to mortgage and title companies that they own because they receive fees from the relationships.

WE GIVE FULL SERVICE TO OUR BUYERS

We will provide you with the service you deserve from search to settlement. We do not use processors or administrators to assist us in your home purchase. The agent who sells you the home helps you with the loan process, home inspection, termite inspection, title work and everything needed to make your home purchase a smooth one. Some large companies use assistants to process sales and do not follow through to settlement. We help our buyers with new and resale homes until you move in.

AND, NEVER A FEE TO OUR BUYERS

How's that?? Since we are "regular real estate agents", we are paid through the real estate transaction at settlement from the listing agent's commission, just like any agent who brings a buyer to contract. We do not charge retainer fees and we do not receive referral fees for any services.

Agency representation is not related to fees. Agency is a person retained to represent a buyer or seller. Who pays the fee is not pertinent to that relationship. If you buy a new home, the builder pays us for introducing a good buyer to their community. If you buy a resale home, the listing agent pays us for bringing a good buyer to buy the home they listed.
